What we handle

Common residential plumbing needs

Leaks

A drip you can hear at night, a water bill that jumped for no reason, drywall that feels cool to the touch. We track down where it starts, explain the repair in plain terms, and confirm the price before anything comes apart.

Drain problems

Slow sinks, gurgling lines, the tub that backs up every few months. Clearing it is the easy part — the useful part is finding out why it keeps coming back, which is usually a camera question.

Fixture problems

Toilets that run all night, faucets down to a trickle, handles that wobble. Sometimes it's a five-dollar part. We rebuild what's worth rebuilding and check the connections around it while we're there.

Water heaters

Hot water that runs out early, popping and rumbling from the tank, or a unit that finally quit. Age and failure type decide whether repair still makes sense. We'll say which way we'd go and why.

Sewer diagnostics

When backups keep returning or something smells wrong, guessing gets expensive. A camera run through the line shows the condition of the pipe before anyone digs.

Pipe repair

Pinhole leaks, corroded joints, a supply line that gave out behind a cabinet. We plan the access first so the repair stays small and your finishes stay intact.

Repiping

Galvanized, polybutylene, or copper that's reached the end of its run. Whole-home repiping is scoped room by room and staged so you're not without water for days.

Renovation plumbing

Moving a sink, adding a bathroom, setting fixtures once the tile is in. We work to your contractor's schedule so plumbing isn't the thing holding up the job.

Preventive inspection

A walk-through of the visible plumbing, fixtures, and drains, with a written summary you can keep. Most of what we flag is cheap now and expensive later.

Early warning

When it's worth calling early

Plumbing problems rarely fix themselves. Calling at the first sign of trouble often keeps a small issue from becoming a larger repair.

  • Recurring clogs in the same drain
  • Unexplained increases in water use
  • Staining, dampness, or soft spots on walls, ceilings, or floors
  • Inconsistent or suddenly limited hot water
  • Declining water pressure at multiple fixtures
  • Persistent toilet running or frequent tank refilling
  • Gurgling or bubbling from drains or toilets
